That makes any single transaction more informative than it would be in a 500-unit project, and it also makes averages misleading. Two units of identical size can sit far apart on price depending on floor level, orientation and whether the interior has been reconfigured.

Comparing individual transactions properly

The second thing to check is what a given transaction actually covers.
