What tenure explains

Draycott 8 is a 99-year leasehold development in an enclave where the headline addresses are freehold. In Singapore that structural difference alone accounts for a substantial share of the spread, before any consideration of finish level, facilities or unit size. The remaining lease term compounds it: as the balance shortens, the financing profile and the resale buyer pool both narrow, and the market prices that in ahead of time.

What completion age explains

Completion age is the second factor. Park Nova (TOP 2025), Les Maisons Nassim (TOP 2023) and Eden (TOP 2019) are recent-completion products carrying new-build finishes and current-generation layouts.
