The Janys coordinate marketing, private viewings and buyer–seller advisory for selected units at Draycott 8. That means the current availability list, the floor plans, the stack comparison and the verified transaction record all sit in one place rather than being reassembled from portal listings of varying accuracy.
How units are filtered
The working method is deliberately narrow. Rather than presenting every unit in the development, the process starts by filtering on the two variables that cannot be changed after purchase — orientation and floor band — and only then compares the two or three units that survive that filter on price and condition.
Leasehold advisory
Because Draycott 8 is a 99-year leasehold development, the advisory work also covers the parts of the transaction that a listing page never shows: the remaining lease term and its effect on financing, how a given unit compares against the freehold neighbours on the benchmark table, and what the realistic resale buyer pool looks like at that floor and facing.
How viewings are arranged
Viewings are arranged by appointment and coordinated directly with owners, which protects both parties' privacy and is the reason availability is confirmed on enquiry rather than published. Buyers travelling from overseas are accommodated with a video walkthrough ahead of the physical appointment.
There is no obligation attached to a first conversation. Most enquiries begin with a request for the price guide and floor plans, and a good share never proceed to a viewing — which is a legitimate outcome when the numbers or the layout do not fit.
