The penthouse collection — two units, top of the tower

Only two penthouses exist at The Draycott: #31-01 and #33-03. Both are currently live. #31-01 runs 5,339 sqft with six bedrooms, roughly double the footprint of a standard tower residence, and the top-floor position gives it an outlook over Orchard and the District 10 skyline that no other unit in the development shares.

Penthouse supply in the freehold Orchard belt is structurally scarce. Developments in this pocket are low-density by design and typically cap out at one or two top-floor units, and those units rarely transact — owners tend to hold them across cycles. When one comes to market the buyer pool is small but the substitutes are equally few, which is why penthouse pricing in this enclave tends to move independently of the general condo market.

The considerations at this size are different from the rest of the stack. Ceiling volume, the sequence of the entertaining spaces, the private lift lobby arrangement and the outdoor terrace area matter more than the bedroom count. Floor plans for both penthouses are available on request rather than published, as is standard for units at this level.
