The Draycott — a freehold, low-density address on Draycott Park

The Draycott is a freehold condominium on Draycott Park, in the Ardmore–Tanglin pocket of Singapore's District 10. It sits directly beside the Tanglin Club, within walking distance of Orchard MRT and the Orchard belt, and on the quieter residential side of the same enclave rather than on the shopping street itself.

The development was drawn in an era of generous proportions, and that is still its defining characteristic. The four-bedroom homes here run to around 2,637 sqft, which is a genuine four-bedroom floor plate rather than a compressed one, and the collection also includes two-storey maisonettes and a small penthouse group at the top of the tower. Density is low, which shows up in everyday ways — lift waiting, carpark pressure, and how the grounds feel at the weekend.

Tenure is the second point worth restating, because it is the most common source of confusion. The Draycott is freehold. It is not on a 99-year lease, and it should not be compared on lease-decay terms with leasehold developments in the same postal district. It is also a separate development from Draycott 8 on the neighbouring street — similar name, different tenure, different unit mix, different buyer profile.

For buyers, the practical case is that freehold supply inside the Orchard planning area has become very thin, and few developments in it offer floor plates of this size at this entry point. What varies most between units here is not size but stack, orientation, floor level and modification history — which is what a viewing, ideally of two units back to back, is for.
